Coffee Shop Valuation

Brand new coffee shop for sale in Michigan. Good location and 2 year old equipment - everything to start shop.

Lease improvements include paint, electrical, counter, water line and walls for kitchen and office area.

Any idea on what it's worth based on the fact there is no clientele yet because it's used?

I would think the only thing for sale is the used equipment, furniture and leasehold improvements.

Anyone know how much to offer and what the above would cost for comparison?
