to sell a business such as a coffee shop, would a business broker type sales agent be better than internet advertisement by owner?

Yes.

Most (read ALL) owners overvalue their business. Get an honest valuation from a broker and let them use their channels to help with the sale as well.
While you could do it on your own, it may acutually drive the price down.

most important, be honest with yourself, do you need to get out now, or not.

If you need to get out now, then give a low price that can satisfy you.

emotionally drained, exhausted. it may be better to "restructure"

roast at the shop, shorter hours, less payroll, less food, more baking, more hands on. I'm thinking life is too short for this

maybe explore options for a partnership? you don't have to do it alone, it would be nice, but we gotta do what we can to reach our goals.

what makes me feel better is knowing most people are just maintaining a decining standard of living (american dream) at a regular day job - but we have to work hard at it...LOL
