There are a couple of shops that do that. It really depends on what the final concept and who the target audience is. If it is going to be a mid - high volume shop with locals as a core base, no. It will be priced out of the market.

So here is where things are at
Loans got approved! Probably 30-50% of what we need for entire project.
Roaster will be paid off next week. It shipped out today and should arrive by EOM

For bar equipment -
Will go with a 3 year lease with 10% out. There is a premium to leasing. On the other hand we get the equipment we want, without shelling out a ton of money. Have the cash flow to cover payments so not really concerned about interest

Have quote for refrigeration and "boh" equipment

After playing with a few layouts, the menu might have to change or look for another space.

Nice... posting up your progress will greatly help some of the members who are looking to open their own shop. This will also show some people how much work is involved to open a new coffee house......

I can't believe March is over already.

Last week went to California to check out a few retailers / roasters. Mainly looking at menu, work flow, design layout, and of course drinking some coffee.

As one who owns and manages Manhattan real estate, the rent seems a bit high for Honalulu but that's not a market where I have any expertise. If the rents are high, you are in a business that will ultimately market by word of mouth, not by location, so my inclination if I were going into your business would be to find a relatively convenient neighborhood with decent foot or vehicle traffic, parking spaces if vehicular traffic is the norm, but try to keep the rent lower. As someone mentioned above, perhaps the owner might work for a percentage of the profits but that is difficult to deal with since you have a cash business and there would be no means for verification other than your word. If you are actual friends with an owner that would help.

Well I am not afraid to pay more to get more. An example is at a local mall I was in the rent for a sub shop was $6,000 for a 450 sq ft location but they did over $65,000 per month with minimal staff, but I still think that 7,000 per month is high. As a general rule rent should be no more than 10% of your gross so you should see 70,000 per month or over 3/4 of a million per year. If not then your rent would be to high for that location. Also you can use some of your advertizing budget for rent if it is a high visable location. Many aspects to look at.

SCAA was great and took back a lot more this year.
2 other projects recently became options, so these are now being explored.

Made a cart for a pop up. It was only for 5 days, but it got us a lot of exposure.

Now we are working on another buildout/ refresh for the second side step project.

Soft opening tomorrow. Pretty much a run through for friends and family.

Sales goal is $340
