is the lease on your space renewable or transferable, and are there add'l options for renew?

We bought this from a couple in York, Pa who ran it for 3-4 years. They were netting $25K per year after all expenses (this included a couple of part time gals). My husband and I visited the site and their mall location was not super, just OK. We found the price so compelling that we bought it immediately. Her husband was miliary and they were moving.
Upon arriving in upstate NY, our city (near Rochester) has such strict zoning that the only possible site was very very far off the road from the computer route where we wanted to place it. So... alas, has been in storage since then.
