Cost of buying an existing shop?

Just curious if anyone has an idea about a general cost of buying an existing shop? We are looking at one that's about 25% of gross sales, all inclusive. We're tinkering with financial projections, etc. - but wondered if anyone would be willing to share what they paid as a percentage of sales (or net income)?

not sure what you are paying but generally it is much cheaper and better to build your own coffee house.
