Start up Drive thru. How much did it cost you?

I'm just beginning my research to open my first drive thru. There are so many options from starting my own from the ground up to turn key. I'm leaning towards purchasing a turn key stand but they are going for triple adjusted net in my area ( just saw one listed at 225k with net of 80 so like 6 years minimum to pay it off). Is it more cost effective at this point to lease a pad site and do my own? If anyone has started their own did you choose plumbed in? How much did it cost? Any pitfalls I should look out for? Did you get prefab? Hire a consultant? Any tips from veterans would be appreciated. Thanks!
