Find a good lawyer that can point out any loop holes.
Leases can make or break your business. I've seen a few in the past where the landlord had it worded that if the something were to break (ie. water main connection) the tenant would be responsible for the cost of replacement.
Luckily enough it was caught before the lease was signed. If that did happen it could cost several thousand dollars to fix depending the the time of day it occurred.
