Foot traffic formula

Hi,

Is there a formula for figuring out customer retention based on foot
traffic? Also, is there any place I can find foot traffic data?

I'm looking to open a shop on the North side of Chicago, which is
a very densely populated area, and coffee shops here rely on foot traffic
more than on drive-by traffic. They also very rarely have parking. I need
to come up with some numbers to put in my business plan, but all I've
been able to find is car traffic data.

Any help is appreciated!
