lease negotiations

Thank you in advance for your input!

Any advice/suggestions on lease negotiations? what are the common terms? The space i am interested in proceeding with does have a broker but i feel that the broker has the landlords best interests in mind.

Any advice? Mistakes? head up? anything at all that i should watch out for?
 
Your best bet is hire a business lawyer who is will verse in commercial leasing to review the lease for you.
 
I remember reading about this company on another forum and it certainly sounds like a good option. Leases can be complicated and can cost you lots if not done correctly, or in a way that best suits your interests. I am not endorsing only read good things and perhaps this would help others as well.

What is the going rate in the area ?
Do you get leasehold improvements ?

Your landlord's broker has a fiduciary responsibility to disclose all information you supply him to his client, he or she is the worst confidant you could possibly have in the deal.

You might want to take a look at a talk called "Location and Leasing Strategies" that I gave at the 2007 SCAA show in Long Beach and again that same year at the World Tea Expo. The second half of the presentation has information relevant to negotiating a lease -- you can also purchase the audio track through the SCAA resource center.
